FLIPPIN’ FRIDAY – Presenting Palm Springs, CA

Sometimes there is just not enough time in the day. I apologize for the delay in blogging, but it was a very full week! Andy and I celebrated our three-year anniversary on the 10th and we have been successful in making more wedding plans for 12-13-14. It’s coming up fast and planning a wedding is much harder then flipping a house! We’ve got our tuxes; the venue and a photographer but still need to figure out the rest (Obviously we have our priorities)… We attempted to send out the save the dates, but at least half are still sitting on the counter. Time for invites instead!

Now that you’re all caught up on my personal updates – Back to blogging! As I type, I’m actually in the car on my way to Palm Springs, California where I’m about to start another project. It’s an awesome mid-century modern home with a great pool and mountain views but the interior of the home is long-over due for an update and it’s begging to be the style that it was meant to be. This will be my first flip outside of Phoenix and so it will involve a lot of travel back and forth. Thankfully it’s only about a 45-minute flight or a 3.5-hour drive.

Therefore in honor of this exciting flip, I decided to focus Flippin’ Friday on Palm Springs California and showcase the deal I’m working on! Palm Springs was actually intended to be “Hollywood” before today’s Hollywood ever existed. Therefore it’s a unique location with nice attractions and is a hot vacation spot for people that live in California and Arizona. 2251 N Avenida Caballeros has a prime location in Palm Springs offering four bedrooms and three bathrooms. Overall the house is in good shape, but it needs a lot of upgrading and style.

Working in its favor are the views and the backyard… Check out the photos below! This is exactly what Palm Springs is all about, however, it still needs a lot of improvement. Rather then having bedroom windows, I’d like to see glass doors so that the future homeowners feel more invited outside. The home will also benefit from improved curb appeal, new stucco, fresh paint, and stylish details … Right now the home has a lot of traditional gates and fencing, which I’m hoping to remove and replace with something that has a more modern vibe.

Inside the home needs two major changes. First is the master bathroom… It’s so small! But there is a door leading to the exterior and my plan is to enlarge the feeling of the space by creating an outdoor bathroom. I’d like to replace the existing door with a new glass one that will enter into a new courtyard where you’ll find a large outdoor soaking tub and an awesome outdoor rain-shower. Not only that, but the courtyard will also provide privacy for the bedroom itself creating a full master suite with a unique bathroom and even a private outdoor sitting area. Check out the photos below to get a feeling for the existing bathroom and the exterior doorway. The next time you see these pictures, the bathroom will be beautiful and there will be a full courtyard extending all the way to the left end of the house.

Secondly, the kitchen is the biggest problem with this house. It’s closed off and made up of awkward beams and posts. These gotta go! We’ll work with the contractor to beam the space properly and open up the kitchen to the main living/dining room spaces. This will allow whoever buys the house to have an amazing open floor plan showcasing a beautiful design. A design that will need to be an updated version of mid-century modern… White on white is huge in Palm Springs and this is something I’ll need to embrace with the cabinets and countertops. Modern chrome fixtures will be a great addition to the home as well to give it a fresh and clean feel.

Per the former Zillow ad: http://www.zillow.com/homes/2251-aveinda-cabaleros,-palm-springs-ca_rb/ This home already has a Zestimate higher then the purchase price, but if you look around the surrounding neighborhood you’ll see that there are a lot of other homes that are fetching almost $200k more then that, which will make this flip an interesting project!

MY FLIP TIP: Always take time for yourself. If you’re feeling like there just isn’t enough time in the day, that’s a sign that you need to take a step back and refocus. Your life will be smoother and your flips will too!
