The day got off to a slow start after my Sunday Funday, but once I was up and going… I had an appointment up in North Phoenix to meet with a Doctor who is interested in selling his house and would like to hire me as a consultant to get his house market ready. The connection actually came through Freddie and the idea of doing consulting work could be an interesting side gig. I met with the homeowners and toured their house taking pictures, and making a list of proposed changes. It’s a large home in a great neighborhood with comps selling around $550k! BUT in order to reach that price point, they’ll need to do some essential updates, changes, and remodeling. My plan is to create a formal recommendation and pitch it to them with a total cost that includes my time, ideas, and the cost of the new fixtures/materials/appliances) with all labor being billed separately via Freddie. We’ll see how it all develops!
After my meeting, I returned home and spent a few hours catching up on e-mails and phone calls. Later in the day, I went up to my Mom’s house for the evening. We celebrated the sale of 17th Ave with champagne by the fire and watched an amazing sunset! It was so beautiful and we had a great time – Plus she made a rockin’ Italian Roast Recipe which was Delish!
